Currahee Club is a best-in-class EB-5 project in a rural targeted employment area (TEA). As a rural TEA project, the minimum investment is only $800,000, and investors benefit from faster I-526E processing and access to rural set-aside visas (20% of all annual EB-5 visas and current for all countries).
EB-5 funds will be used to support the development of certain components of the Currahee Club, a master-planned community that includes for-sale residential land lots, spec homes, condominiums, duplex townhomes, and amenities across approximately 1,087 acres in Toccoa, Georgia. Amenities—which include an 18-hole golf course, a clubhouse, dining venues, and more. Troon Privé, renowned for managing high-end golf and lifestyle facilities worldwide, has been engaged to manage portions of the Project.
The development of the project is expected to create a total of 1,651.9 EB-5–eligible jobs; each investor will be allocated 18.8 jobs, far more than the number of jobs required for all EB-5 investors in the project to qualify for their Green Cards.
The Currahee Club community has been under development for several years and has previously sold 207 land lots under prior ownership. The community is mature, with over 150 existing residences and 10+ homes under construction.
Currahee Club is located near Twin Lakes Georgia, one of the most successful rural projects in EB-5 history. Twin Lakes Georgia has already produced more than 340 I-526E approvals for investors, with more than 850 homes sold and 750 homes delivered to buyers. Like Twin Lakes Georgia, Currahee Club targets a similar homebuyer demographic that has demonstrated strong demand, supporting the project’s sales strategy and long-term market potential.
